Job Description

In this role, you will be managing a global portfolio of retail, office, and warehouse locations for DFS. This position in the Real Estate team will be focused on managing the existing portfolio, identifying new potential locations, and assisting with managing and acquiring sub-lease tenants.

Key Responsibilities:
Managing Existing Portfolio
• Build a timeline of lease expiries across our store, office and warehouse network to ensure that renewal negotiations are started at the optimal time.
• Educating the business on current market conditions and build a negotiation strategy to ensure best possible terms for DFS.
• Work with our local business leaders to negotiate directly with landlords.
• With the assistance of legal, advise the business and negotiate the best contractual terms. Optimizing Existing Portfolio
• Identify suitable partners to bring F&B and entertainment into our projects
• Value potential retail sub lease locations and assist with finding tenants and negotiations
• Sourcing new to market and desirable brands for our stores Business Development
• Work with the business development team to source and secure new locations for downtown Gallerias and airport locations.
• Mapping priority target locations and providing intel on rent and sales benchmarking
• Build relationships with developers and airport locations Others
• Updating our internal box profitability tool
• Working with internal FM teams to maximise management of existing assets.
• Collect and maintain systematically databases of transactions and market intelligence
• Implement strategic tenancy mix and liaise with potential landlords and vendors for our portfolio

Key Requirements:
• University Degree in Surveying, Real Estate Management, or relevant disciplines
• Chartered Surveyor with minimum 8-10 years Retail Real Estate experience
• Experience in managing substantial portfolio of retail properties and/or sizeable shopping malls.
• Strong negotiations know-how in different countries for retail real estate leases
• Familiarity with leasing procedures and relevant legal documentation
• Able to deal positively and productively with colleagues and potential business partners.
• Good analytical skills; able to accurately compile statistical data and to detect inconsistencies in data.
• Excellent interpersonal skills plus presentation & written communication skills
• Proficient in English and Mandarin Chinese is a must
• Open to travelling when it's necessary
